A detached guest house — or casita, as it's often called here in South Texas — is one of the most appealing extras a Wilson County property can offer. Whether it's for aging parents, adult kids, weekend guests, or rental income, a second dwelling adds real flexibility to a home. But before you fall in love with the idea, there are a few things worth checking.
Is it permitted?
Not every guest house on the market was built with a permit, especially on properties that started as ranchette or acreage parcels outside city limits. Wilson County and the City of Floresville have different rules depending on whether the property sits inside city limits, in the ETJ, or out in the county. Before closing, I always recommend confirming the structure is documented with the county appraisal district and, if applicable, that it was permitted when built. An unpermitted structure isn't necessarily a dealbreaker, but you want to go in with your eyes open.
How is it served — water, septic, and electric?
Some casitas share a well and septic system with the main house; others have their own. If you're planning to rent the guest house out or have someone living there full-time, it matters whether the septic system was sized for one household or two. This is worth asking about directly, and it's something I dig into with sellers on any listing with a second dwelling.
Does it affect your loan?
Not all loan products treat a detached guest house the same way. Conventional loans are often fine with it, but appraisers may or may not give it full value depending on whether it has its own kitchen, and some loan types have restrictions on accessory dwelling units. This is a conversation to have early with your lender, not after you've written an offer.
What about taxes and exemptions?
If you're counting on a homestead exemption, a rented guest house on the same parcel can sometimes complicate things. It's worth a quick call to the Wilson County Appraisal District if income-producing use is part of your plan.
Insurance considerations
A second structure typically needs to be scheduled on your homeowner's policy. Get a quote before closing, not after, so there are no surprises.
None of this means you should shy away from a property with a guest house — they're genuinely one of the best features you can find in Floresville and the surrounding Wilson County communities, and they hold their value well because so many buyers want one. It just means doing a little homework upfront so the extra space works the way you expect it to.
